PCNTDA is a office building located in Pune which falls under the hot and humid climatic zone (as per bigEE classification). Total built up area of the building is 10,835 sqm. The construction of building was completed in 2013. The building is certified under the GRIHA green building rating system, and holds a 5 star certification. The design approach of the building concentrates on natural ventilation, higher efficiency of electro mechanical system installed and utilization of renewable energy system in the building. Out of the total built up area of 10,835 sqm, air conditioned area is restricted to 607 sqm only, building is occupied for 8 hours weekly. The building is designed by Landmark design group Pune.

The actual energy performance index of the PCNTDA building is 12 kWh/sqm/year, based on the actual energy consumption of the building for the year 2013. Various measures under taken to improve the overall performance of the building are:

  • External shading and efficient glazing systems were installed to reduce the solar heat gain and to avoid glare in the building.
  • The energy efficient lighting fixtures have been installed in the building, with occupancy based sensors.
  • About 82% of the buildings energy requirement for space conditioning and lighting is met by the solar energy.

Special features

  1. Sewage treatment plant (STP) has been installed on the site for treatment of waste water which is then used for landscaping purposes.
  2. Low flow water fixtures have been installed to minimize the water wastage.
  3. More than 60% of the interiors are furnished from low energy materials.
  4. Energy efficient artificial lighting system, comprising of LED’s and tubular fluorescent lamps, has been installed in the building.
  5. More than 50% of the annual water demand of the building is met through rain water harvesting.
  6. The building has plenty of daylight, more than 60% of the building spaces are day lit.

The building envelope comprises of heavy weight construction. The external walls of the building has U factor of 1.8 W/m2K. The wall consists of 1.5 cm thick cement plaster, 23 cm thick fly ash brick wall and 1.5 cm thick cement plaster. The total surface area of the external wall comes out to be 10,532 m2.

The ground floor comprises of by 12.5 cm brick, 15 cm PCC slab, 4 cm cement mortar, and 0.8 cm thick cement tiles. U value of the ground floor is 2.156 W/m2K with a total surface area of 11,96.8 m2.

The external roof of the building consist of 2 cm screed on top, 11.5 cm water proofing, 10 cm brick bat coba, 15 cm RCC slab, 7.5 cm air gap and 1.5 cm mineral board for acoustics.

Windows comprises of double-glazed with gas filling (SHGC 0.34) and aluminium frame. Total window area inclusive of the frame is 3983.1 m2.

Passive strategies

The building has been designed for natural ventilation, with proper arrangement of windows to enhance cross ventilation in the building. Almost 95% of the building area is non-air conditioned for 1 air changes per hour.


Additional information

There is plenty of daylight is available in the building, more than 60% of the built up area is day lit. The high performance glazing has been used to reduce the solar heat gain in the building. In addition, 74% of the total quantity of material used for subassembly, internal partitions, false ceiling, and in built furniture is low energy material having recycled content. 62% of the total flooring is done using low energy material. The project has installed flush doors and granite doorframes in order to reduce usage of hard wood in the interiors.

There is no central heating or cooling system installed in the building. Most of the spaces of the building are designed for natural ventilation. Only 5% of the total building area is air-conditioned for which packaged air-conditioners are installed in the building.

The packaged air conditioning system comprising of cassette and split AC’s has been installed in the building. The ACs installed in the building have minimum 3 star BEE rating.

The building spaces are designed for natural ventilation with ceiling fans and manual operation of windows.


Power generation

A 100 kWp rooftop photovoltaic system has been installed in the building. The annual electricity generation is 91,158 units (kWh) approximately.

Energy efficient lighting and appliances

Energy efficient lighting has been used such as LED for outdoors and tubular fluorescent lights for interiors have been installed. Interior lighting power density of the project is 5.53 W/m2.

Total energy consumption demand of the building is fed from both the electric power supplied to the building and through the captive power generated in the building. The total electricity con-sumed within the building in a year (2013) is 134,392 kWh, out of which 43,234 units are from the grid supply and 91,158 units are from the rooftop photovoltaic system generated on site.
