Masters residence, Doon school is a residential complex located in Pune which falls under the temperate climatic zone (as per bigEE Classification). Total built up area of the project is 190.15 m2. The building was constructed in 2009. The building is certified under GRIHA rating system and is a 4 star GRIHA certified building. The building is non air conditioned and the design approach of the building emphasizes on providing natural ventilation, day lighting, passive design features etc. The architect of the building is Grup. Ism.P, Ltd.


Overall performance

The actual energy performance index of the Master’s residence building is 30.15 kWh/m2/yr, based on the measured energy consumption of the building. Various measures are taken to improve the overall performance of the building, which are

  • Moderating microclimate around the house by adopting appropriate ventilation design.
  • Fenestration and circulation design facilitates ample natural ventilation in the interiors.
  • About 98% of the area is day lit.
  • All fans and geysers installed in the building are BEE 5 star rated equipment.

Special features

  • Almost 60% of the total open area on site is soft paved and/or shaded under tress.
  • No trees were cut during construction of the residences. 
  • Use of low flow fixtures reduces the landscape water demand considerably.
  • Dense cover of native tress reduces the landscape water requirement.
  • Organic kitchen waste is converted into compost through vermicomposting.
  • All ordinary Portland cement in the project was replaced by Pozzolona Portland Cement
  • Use of low VOC and lead free paint helps in maintaining good indoor quality
  • Over 70% of the interior finishes are low energy like kota stone, plywood etc.

The building envelope comprises of heavy weight construction. The external wall of building has U factor of 0.220 W/m2K. The external wall consists of 12 cm brick cladding, 23 cm brick wall, 8 cm extruded polystyrene, and 12 cm brick work. The upper ceiling envelope consists of 10 cm brick, 13 cm RCC slab and has a U value of 2.340 W/m2k
Windows are double-glazed units with gas filling (SHGC 0.25) and an aluminium frame. Total window area inclusive of the frame is 105.9 m2.

Passive strategies

The building has been designed for natural ventilation, with proper arrangement of windows to enhance cross ventilation in the building. There is no central cooling/heating system installed in the building. Most of the building areas are naturally ventilated.


Additional information

With hall most 60% of the total area on site soft paved, each residence is provided with an organic kitchen garden. Basic amenities like grocery shop, hospital, are located in the vicinity of the site. At the campus level, dedicated resting areas and toilets are provided for service staff.

There is no central heating or cooling system installed in the building. Most of the spaces of the building are designed for natural ventilation.

Cooling system

The packaged air conditioning system comprising of cassette and split AC’s has been installed in the building. The ACs installed in the building are BEE 4 or 5 star rated.

Ventilation system

The building spaces are designed for natural ventilation with ceiling fans and manual operation of windows.


Energy efficient lighting and appliances

Energy efficient lighting has been used such as LED for outdoors and tubular fluorescent lights for interiors have been installed. Interior lighting power density of the project is 2.29 W/m2. All air conditioners installed in the building are BEE 4 or 5 star rated.

The energy consumption from the building is from grid connected power. Due to thick envelope construction with selecting proper U value the thermal load of the building has reduced considerably. All appliances installed in the buildings are energy efficient lighting systems and energy efficient air conditioners and hence the operating demand of the building has also reduced considerably. Building consumes approximately 5,728 kWh of electricity from grid annually.
